The lowest price is the most tempting number on the page — and the worst way to choose who builds your home.
We understand the instinct. Building is a big spend, and a lower bid feels like a win. But the contractor you choose will be in your life for months and standing behind the work for years. Price is one variable; here are the ones that matter just as much.
Reputation and references
Ask for references — and actually call them. Ask past clients whether the project finished on budget, whether problems were handled well, and whether they’d hire the builder again. A builder proud of their work hands you that list without hesitation.
Specialized trades, not a jack-of-all-trades
Quality comes from tradespeople who do one thing and do it well. A builder who leans on specialized subcontractors for each trade — and manages them tightly — delivers better work than one crew stretching to cover everything. Ask who’s actually doing the work.
A defined schedule
A serious builder can walk you through the sequence of your project and give you a realistic timeline. Vague answers about “a few months” are a red flag. A clear schedule means they’ve thought it through and intend to be held to it.
They hold the contract price
Ask directly: does the contract price hold, or does it drift? A builder who defines the scope carefully and stands by the number protects you from the runaway costs that give the industry a bad name. This is one of the things we’re proudest of.
A written warranty
What happens after you move in? A written warranty tells you the builder stands behind their work when it counts. If there isn’t one, ask why.
The cheapest quote can be the most expensive choice
A low bid that misses scope, uses the cheapest labor, and offers no warranty often costs far more once the change orders and repairs arrive. Choose the builder who’ll still be a good decision a year from now — not just the lowest line today.
