FAQs

Straight answers to the questions everyone asks.

Working with us

What does a typical project cost?

Our projects start at $200,000. New custom homes, ADUs, and whole-home renovations each price differently — the honest answer comes from a site walk and a conversation, both free. For smaller jobs, we’re happy to recommend other quality local contractors.

How do you communicate during the project?

Directly with Mike and Roy — phone, text, email, and on-site. No project coordinators, no call center. You’ll have our cell numbers from day one.

Are you licensed and insured?

Yes — Massachusetts Construction Supervisor License (CSL) and Home Improvement Contractor (HIC) registration, fully insured. Established in Westport in 2020.

Where do you work?

Within about 30 minutes of Assonet: Westport, Dartmouth, Acushnet, Mattapoisett, Fairhaven, Freetown, Fall River, and New Bedford.

Do you offer design services?

Yes. Bring finished plans, or we’ll work with you and our design partners to develop them. Either way, you sign a fixed scope with written allowances before we build.

What’s your warranty?

Every project carries a written warranty — and a builder who still answers the phone after it expires.

New construction

Do you build on my lot?

Yes — your lot or one we help you find. We self-perform excavation and foundation prep, so site work is part of one accountable contract.

Do you sell spec homes?

Yes. We design, build, and sell homes on lots we own — see Available Homes & Lots on the New Construction page for what’s offered now.

How long does a new home take?

Typically 8–12 months from groundbreaking depending on size, weather, and selections. You’ll have a schedule before we start, and you’ll know immediately when anything moves it.

ADUs

Do I need a special permit for an ADU?

In most Massachusetts single-family zones, ADUs up to 900 sq ft are now allowed by right — no special permit. Town-specific requirements still apply; we handle permitting and know what each of our towns expects.

How long does an ADU take?

Typically 4–5 months from design and permitting through move-in.

Additions & renovations

Can we live in the house during construction?

Usually, yes — we sequence the work and weather-in quickly to keep your home livable. We’ll tell you honestly if a phase will be disruptive.

What happens when you find something unexpected in an old house?

It gets documented and priced as a written change order before related work continues — never absorbed into chaos and presented at the end.

Have a project in mind?

Tell us what you’re planning. We take on a limited number of projects each year, starting at $200,000 — and we’ll tell you honestly whether we’re the right builder for yours.
