It’s the first question nearly everyone asks — and it deserves an honest, no-games answer.

Building a new home in Southeastern Massachusetts is a major investment, and you deserve realistic numbers to plan around. We’ll give you honest planning ranges here — with the important caveat that a real price only comes from a complete set of plans and your finish selections. Every build is unique. With that said, here’s how to think about the cost.

Planning ranges to budget around

For a quality custom home on the South Coast, most projects land in a broad range depending on size, complexity, and finishes — and that’s before land and site work. Rather than fixate on a single per-foot figure (which, as we’ve written, misleads), think in terms of a budget band and let your plans and selections place you within it. Our Cost Guide lays out current ranges in more detail.

What drives your number up or down

The biggest levers are the ones you control and the ones the site dictates: the size and complexity of the design, your finish level, the foundation and roof, and the mechanical systems. A simple, well-proportioned home with sensible finishes sits toward the bottom of the range; a large, complex home with high-end everything sits at the top.

Don’t forget land and site work

The build itself is only part of the total. On most local lots you’re also budgeting for septic, a well, clearing, utilities, and site work — real money that comes before the foundation. Keep it in your overall number.

Why the per-square-foot shortcut fails

You’ll see per-foot figures thrown around, but they hide more than they reveal. Two identical-sized homes can differ dramatically based on finishes and site alone. That’s why we price from plans — so your number reflects your actual house, not an average.

Get a number built around your project

The honest path is straightforward: start with a planning range, then let a complete set of plans and your selections turn it into a firm price we can stand behind. That’s how you avoid both sticker shock and the change-order surprises that come from a lowball.

Ready to put a real number on your new home? Start your project and we’ll walk you from range to firm price. Built right. Run like a business.

Figures are 2026 planning ranges for Southeastern Massachusetts and are not a quote; final pricing follows a site evaluation.
