“What’s your price per square foot?” is the most common question we get — and the one we can’t honestly answer off a napkin.
It’s a fair question, and we understand why people ask it. You want a quick gut-check on whether a project is even in the ballpark before you invest more time. The problem is that a per-square-foot number, given blind, is close to meaningless — and a builder who throws one out to win your attention is setting you both up for a hard conversation later.
Every build is genuinely unique
Two homes of the exact same size can differ in cost by a wide margin. Site conditions, foundation type, roof complexity, the number of bathrooms, ceiling heights, window packages — all of it moves the number, and none of it fits into a single “per foot” figure.
Finishes are the biggest swing of all
The single largest variable in most projects is your finish selections. The same floor plan can be built with solid, sensible finishes or with high-end everything, and the difference isn’t small. Until we know what you actually want in that kitchen and those baths, any price is a guess.
What it takes to price honestly
A real, stand-behind-it number comes from two things: a complete set of plans and a detailed scope of work that defines your finishes and allowances. With those in hand, we can price the actual project — not a hypothetical one — and hold that price. That’s the whole point of doing it right.
So how do you sanity-check feasibility early?
You don’t need full plans to start a smart conversation. Our Cost Guide gives you honest planning ranges to budget around, and an early conversation with us can tell you whether your vision and your budget live in the same universe — before you spend on a full design. What we won’t do is hand you a precise number we can’t stand behind.
Ready to move from ballpark to a real plan? Start your project and we’ll show you how we get to a firm, honest price. Built right. Run like a business.
